TheValuations Analystwill be primarily responsible for analyzing Prologis' portfolio of assets for valuation reporting purposes and will join our team in our Corporate Headquarters, located in San Francisco. The nature of this position will involve significant interaction with other groups within Prologis, (specifically with the Operations, Capital Deployment, and Fund Management groups), and 3rd party appraisers. This position requires both excellent analytical and organizational skills, as well as strong written and verbal communication abilities.
Responsibilities include
:Support the valuation team in preparing, reviewing, and presenting models across markets using discounted cash flow, residual analysis, and income capitalization methods;
:Interact with regional operating teams and market officers to understand local market trends and property specific characteristics;
:Participate in market research of comparables for quarterly tracking, and provide feedback for determination of market rents, growth rates, cap rates, value trends and risk factors;
:Provide 3rd party appraisers with property information, review appraisals for reasonableness, accuracy, and consistency; and assist in providing feedback on draft appraisal reports;
:Assist in the preparation of quarterly Investment Committee reports summarizing portfolio results, value changes, and the group's outlook based on the market trends;
:Provide internal valuations and analytical assistance to regional teams and for strategic decisions and acquisition/disposition efforts, as needed;
:Assist in ongoing development of the Valuations group, including the development of appropriate applications and processes, and the enhancement of our data mining capabilities.
:Related Bachelor's Degree from a four:year college or university
:Strong Excel skills and proficient knowledge of the Microsoft Office Suite (i.e. Word, PowerPoint, Outlook, etc.)
:Familiarity with ARGUS DCF a plus
:Meticulous attention to detail and accuracy
:Basic understanding of real estate financial analysis and cash flow modeling experience
:Strong presentation and communication skills : written and verbal
:Execute responsibilities with a positive, reliable, team:oriented attitude
:Demonstrated ability to prioritize and manage multiple assignments in a fast:paced environment to meet deadlines with efficiency and accuracy
:Valuation/appraisal experience is a plus
