JOB SUMMARY

Responsible for coordination of project specific tasks including tenant improvement coordination, updating project schedules, issuing change orders, updating plan logs, reviewing payment applications, and producing monthly progress reports for capital partners and lenders. Attends job meetings, prepares meeting minutes and documentation for the project(s).

ESSENTIAL DUTIES AND RESPONSIBILITIES

Coordination of tenant improvement projects and other project specific activities, including acting as the liaison with tenants, contractors, and municipalities for general correspondence and documentation.

Writes up change orders (anything changing the scope of the contract) and administers construction contracts.

Maintains and updates project schedules.

Reviews payment applications monthly; produces related project progress reports for capital partners and lenders.

Attends project meetings with development management team; takes minutes, prepares and distributes project status documentation.

Other duties may be assigned.

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to coworkers. May coordinate work and assign tasks. Provides guidance to contractors and their staffs.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's Degree, with business, engineering, or architecture background preferred. 2-3 years of direct experience in commercial real estate construction and/or development may substitute for a technical degree.

COMMUNICATION SKILLS

Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal or external constituents.

FINANCIAL KNOWLEDGE

Requires basic knowledge of financial and real estate terms and principles. Ability to calculate simple figures such as percentages.

REASONING ABILITY

Ability to understand and carry out general instructions in standard situations. Ability to solve problems involving several options in situations. Requires basic analytical skills.

OTHER SKILLS and/or ABILITIES

SCOPE OF RESPONSIBILITY

Decisions made with general understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
